WHY INVEST IN REAL ESTATE IN THE TURKS AND CAICOS ISLANDS?

WHAT ARE THE PURCHASE PROCEDURES IN THE TUKS & CAICOS ISLANDS?

Once your property is selected, a real estate purchase involves the signing of a Purchase and Sale Agreement and payment of an initial deposit, usually 10% of the purchase price. The Realtor or the Sellers Attorney holds the deposit in trust pending closing. The date for closing the transaction is fixed by agreement between parties. On closing, the transfer Document is handed over to the Buyers Attorney in exchange for the remainder of the purchase price. The Buyers Attorney lodges The Transfer Document with the Land Registry. At the time of registration, the land value will be established by the sale price or Government appraisal for the collection of Stamp Duty. The Registrar of Land handles Land registration in the Turks and Caicos Islands, he/she deletes the name of the Seller and inserts the Buyer as the new owner of the property. Turks Island Government registration of Land Title is final and the Title is absolute. Deposits and proceeds from the sale are normally held in trust until the transfer is registered. Once registration takes place, proceeds of the sale are released to the Seller and the Real Estate commission to the agent.

STAMP DUTY

The Buyer normally pays Stamp Duty

Rates for purchasers on Grand Turk, Salt Cay, North Caicos, South and Middle Caicos:

Between $25,000 and $100,000: 5%

Over $100,000: 6.5%

Rates for purchasers on Providenciales and elsewhere:

Between $25,000 and $250,000: 6.5%

Between $250,000 and $500,000: 8%

Over $500,000: 10% 

NOTE: Stamp Duty does not apply to chattels (rate is on the purchase price excluding the value of the furniture and appliances). The Government reserves the right to assess a value higher than the sale price for purpose of Stamp Duty, if it feels a property sells below market value. There is also Stamp Duty of 1% of the sum secured by a mortgage.

LEGAL FEES

REALTORS® use the Multiple Listing Service® (MLS®) to give your home maximum exposure. MLS® is a computer-based system that relays valuable information about your home to hundreds of REALTORS® and potential homebuyers.

Setting a price for your home is an important but difficult process. Again, this is where the services of a Real Estate Agent prove invaluable. Real Estate Agents have the experience to help you understand how the market works and decide upon a realistic price that meets your goals. REALTORS® also pre-screen potential buyers to make sure only those who are serious and financially qualified view your home.

REALTORS® will also develop a marketing plan to help your property receive maximum exposure. This will likely include placing your home on the MLS® system and placing a "For Sale" sign on the front lawn. The plan will likely also include arranging open houses for other REALTORS® and potential buyers, and developing advertisements and feature sheets/mailers to market your home.

Once you have accepted an offer to buy your home, your REALTOR® will help ensure that all the proper paperwork is completed. He or she will also make sure that both parties meet the necessary conditions outlined in the agreement.

Apart from the financial benefits, however, there is an extra measure of comfort and security that comes from having a REALTOR® on your side. Remember that REALTORS® are governed by a code of ethics and standards of business practice. They have also been trained and licensed under the provincial Real Estate Services Act to assist in transactions involving real property. Carolina Malcolm was raised in Grand Turk, the capital of The Turks and Caicos Islands and moved to Providenciales in 2001 with her family. After graduating HJ Robinson High School, she attended Palm Beach Atlantic University where she obtained a Bachelors in Computer Information Systems. Upon completing her college degree, she returned to Provo and worked at The Temple Financial Center, an Offshore Financial Services company in TCI. After working several years at Temple in the Securities Department, Carolina, with her outgoing personality, realised she would be better suited to a customer facing orientated career. Always having an interest in Real Estate, Carolina made the decision to become a member of the Turks and Caicos Real Estate Association in 2006. She prides herself in delivering outstanding service to both buyers and sellers and has thoroughly enjoyed assisting residents and international clients in locating their dream property. She has developed lasting relationships with past clients and has built a reputation of delivering exceptional service during every real estate transaction, from the initial property inquiry to the final closing details.
